GREYHAWK provided construction management and project recovery services for three projects within the Dunellen School District. The district serves approximately 1,250 students in pre-K through 12th grade at three schools: Dunellen High School, Lincoln Middle School, and John P. Faber Elementary School.
Construction management services were provided for an addition at Faber Elementary School, including four classrooms and a staff restroom. Construction management was also provided for phased renovations in Dunellen High School. The scope of work included a comprehensive auditorium renovation with all new finishes, lighting, and HVAC; cafeteria, kitchen, and STEAM lab renovations with all new finishes, lighting, A/V, and HVAC; and renovations in the music room, wood shop, weight room, and gymnasium. Auditorium renovations took place during the spring in the occupied school, with careful coordination of work and material deliveries around student activities. The remaining renovations took place over the summer months. GREYHAWK performed all contractor coordination and contract administration, monitored work and payments, managed change orders, documented daily activities and critical issues, conducted regular job progress meetings, and acted as liaison to maintain communication among all parties.
GREYHAWK also used its full complement of construction management and project recovery services to bring leadership to two separate alteration and renovation projects that experienced a lack of project diligence due to general contractor non-compliance with the contract, including lack of documentation due to COVID, and COVID-related impacts. The scope of work encompassed renovations, roof replacement, and HVAC system upgrades at all three district schools. Within a month of beginning recovery services, GREYHAWK compiled one punchlist, provided cost estimates for all incomplete items to help the district understand its exposure, and facilitated meetings with the district’s and contractor’s legal counsels. GREYHAWK provided necessary support to the district’s limited project management staff and brought the projects to successful completion.
