GREYHAWK provided critical path method (CPM) scheduling and risk management services to the GMP design-build contractor for fast-track construction of a new 19,000-seat multi-purpose arena. The LEED Silver certified Barclays Center is home to the NBA’s Brooklyn Nets and the NHL’s New York Islanders. GREYHAWK prepared a detailed CPM schedule prior to contract execution that clarified project conditions and the planned sequence and duration of work in order for the contractor and owner to finalize a contract price.
The schedule included 10,000+ activities with significant input and detail from major subcontractors. The project experienced early delays with property acquisition and site contamination and other issues, including a subcontractor default. GREYHAWK worked with the contractor to resequence the steel erection and adjust the schedule to mitigate the delays. GREYHAWK updated the schedule monthly with detailed narrative reporting and documentation, including color-coded and cross-referenced plans. The comprehensive schedule effort provided visibility to project realities to assure all project participants had a clear understanding of work status to maintain critical path progress and minimize risk. GREYHAWK worked continuously and proactively with the client management team and interfaced with other project participants to address various events influencing timely project completion and to ensure communication of necessary schedule information.
GREYHAWK’s participation on the Barclays Center Arena project demonstrates how, by understanding how project troubles start, steps can be taken to proactively mitigate issues and ensure success. As a result of GREYHAWK’s efforts, and despite numerous project impacts, the contractor was able to mitigate any delays through owner-financed acceleration, ultimately achieving the planned substantial completion date and realizing most of its budgeted fee.
