Rowan College of South Jersey hired GREYHAWK to provide construction management services for two addition projects at Scott Hall, later renamed Scott Hall – STEM Center. Both projects were completed within an active building; all construction work was performed while minimizing disruptions to students or staff.
An initial project completed in 2013 consisted of a one-story addition with a 7,700-sf basement. The 8,100-sf main level contains one chemistry lab with an analytical bay, one biology lab, and two physics labs.
A secondary project completed in 2018 added a new one-story, 8,205-sf wing containing three large engineering labs, one large classroom, a prep room, a storage room, and toilet rooms.
GREYHAWK’s pre-construction phase involvement focused on developing and adhering to budget, developing and meeting a design schedule, participating in meetings, professional objective advice and representation, quality construction documents, logistics planning, design review for constructability, and guidance throughout the bid and award process.
During the construction phase, GREYHAWK was involved daily in the field to provide oversight, conduct project meetings, monitor the schedule, maintain the project budget, review and approve payment applications, address sensitive issues, and work with the design and construction team to ensure that key issues were resolved and the project completed on time. For the later project, GREYHAWK also performed mechanical commissioning during the construction phase to assure that systems performance was in accordance with design intent and the owner’s operational needs.
