Rowan College of South Jersey hired GREYHAWK to provide construction management and HVAC commissioning services for a new building housing the Rowan School of Osteopathic Medicine (Rowan Medicine). Visionary leadership at the state, county, and institutional levels resulted in a partnership among Rowan University, Rowan College of South Jersey, and Rowan School of Osteopathic Medicine to develop the new medical center and establish a vital eds/meds presence in southern New Jersey. The facility combines medical and research education space with a clinical center, offering students a problem-based-learning approach to medical education combined with hands-on clinical experience.
The two-story, 56,545-sf medical facility was built to accommodate four active medical disciplines: pediatrics, pain management, family medicine, and mental health/intellectual disabilities (MHID). The first floor contains over 29,000 sf of space including a reception area, doctor offices, exam rooms, lab stations, counseling offices, nurses station, and an atrium café. The second floor contains over 27,000 sf of space and accommodates the medical school teaching facilities, including classrooms, labs, small-group breakout rooms, library, large conference room, staff office suite, and student lounge. The project began in Spring 2019 and was complicated by the Covid-19 pandemic, including partial work stoppages and shutdowns, reduced manpower on site, and supply chain delays.
GREYHAWK’s pre-construction phase involvement focused on developing and adhering to budget, developing and meeting a design schedule, participating in meetings, professional objective advice and representation, quality construction documents, logistics planning, design review for constructability, and guidance throughout the bid and award process.
During the construction phase, GREYHAWK was involved daily in the field to provide oversight, conduct project meetings, monitor the schedule, maintain the project budget, review and approve payment applications, address sensitive issues, and work with the design and construction team to ensure that key issues were resolved and the project completed on time. GREYHAWK also reviewed HVAC equipment and systems and performed primary HVAC system commissioning, including building automation system (BAS) commissioning, operations and maintenance manual review, training verification, and procurement and management of testing, adjusting, and balancing (TAB) services.
