Rowan College of South Jersey hired GREYHAWK to provide program and construction management services for a cafeteria addition to the College Center, later renamed the Eugene J. McCaffrey College Center (CC). Construction of the 15,000-sf addition enabled additional seating on a daily basis and provided a separate area to accommodate special events along with new exterior commons for outdoor seating.
In a subsequent project, GREYHAWK provided construction management services for partial roof replacement on the CC. The project involved removal and replacement of 44,188 sf of roofing. The new hot-mopped, built-up roofing system was Garland Co. approved with a 30-year warranty.
In a third project, completed on an overlapping timeline with the roof replacement, GREYHAWK provided construction management services for interior renovations of the CC and two other campus buildings. Renovations within the CC consisted of transforming former classrooms into eight new offices, a conference room, and a 975-sf student lounge.
All three projects were complicated by the need to keep the building in continuous service throughout construction. All work was performed while minimizing disruptions to students or staff, including limits for noise, smell, debris, and leaks.
GREYHAWK’s pre-construction phase involvement focused on developing and adhering to budget, developing and meeting a design schedule, participating in meetings, professional objective advice and representation, quality construction documents, logistics planning, design review for constructability, and guidance throughout the bid and award process.
During the construction phase, GREYHAWK was involved daily in the field to provide oversight, conduct project meetings, monitor the schedule, maintain the project budget, review and approve payment applications, address sensitive issues, and work with the design and construction team to ensure that key issues were resolved and the project completed on time.
