Camden County College New Science and Classroom Building

    This project involved the construction of a new three-story, 105,500-square-foot science and classroom building. The building houses ten biology labs, including an instrumentation room and tissue research center, six chemistry laboratories, and more than 20 classrooms. The building also includes the College Dental Hygiene Clinic and a dental materials laboratory, as well as the college’s nursing program. A healthcare clinical education suite houses a laboratory, surgical suite, and simulated patient-care area. In addition, the facility holds a demonstration kitchen and student-run cafe for the college’s hospitality, nutrition science and culinary arts programs.

    Silver-Level LEED certification (Leadership in Energy and Environmental Design) was achieved through the Green Building Certification Institute of the U.S. Green Building Council for its design, construction, operation and maintenance.

    GREYHAWK was hired as the Commissioning Agent (CxA) for this LEED Silver project, which included both basic commissioning and enhanced commissioning as defined by LEED requirements. GREYHAWK’s role as CxA for this project included review of “Owner’s Project Requirements” and “Basis of Design” documents, design phase review of systems and components to be commissioned and construction phase review of submittals of relevant systems and components.

    In accordance with LEED requirements, the following systems and components were commissioned:

    • HVAC primary system commissioning (boilers, water-cooled chiller, steam generators, cooling tower, roof-mounted air handling units with heat recovery, pumps)
    • HVAC terminal equipment commissioning 20% (cabinet unit heaters, radiation, exhaust fans, lab fume hoods)
    • Building automation system
    • Lighting controls
    • Domestic hot water system

    After start-up and testing were completed and verified, GREYHAWK collected and reviewed O&M manuals and prepared a comprehensive systems manual. We verified completion of all relevant training and returned to the project for a ten-month occupancy review.
